Steel House Boat

She is propelled by a fully reconditioned 6 cylinder diesel 6.5 litre Ford Mermaid engine with less than 20hrs running time, driving a (fully overhauled) hydraulic system comprising twin propellers, a bow thruster and helm steering. She has been fitted with complete new engine instrumentation, switches and controls.

The boat’s 880A/h battery bank is charged by the inbuilt Kipor 5.5kw diesel generator, by the 20x 52W mono-chrystaline PV solar panels mounted to the cockpit roof or by shore hook up via 1 of her 2 inbuilt Invertek 3kW combination charger / inverters.

Heating is provided by combination of the 15kW Yeoman County solid fuel stove in the saloon and the Heatline Vizo 24kw combi-boiler feeding 5 radiators and 3 towel rails, as well as providing hot water by means of a Gas safe installed and certified LPG system. She has been fitted with Advanced Glass double-glazed UPVC windows with integrated brushed steel blinds and insulated throughout in 20mm celetex.

Extensively rebuilt / refurbished in 2009/10 as a comfortable and luxurious liveaboard cruiser, she has undergone a full out of water survey with all matters of scrutiny corrected, a new set of anodes, bottom blacked and stern gear re-packed.

Two double cabins, each with en-suite; large saloon area with separate WC / cloakroom; raised galley and dining area; utility and additional entertaining area in the wheelhouse. All areas have been designed with utmost regard to providing a stylish yet practical living space and all work has been carried out by the best quality tradespeople.

From the aft: spacious double cabin with 3 sets of cupboards and 1 full height wardrobe providing ample storage, luxury carpet, new 19” flat screen TV with DVD, 3x double mains power points and 1 comms port in brushed steel, 3x single vent windows, 1 radiator, stylish brushed steel central light and switch and 1kg fire extinguisher.

To port through bi-fold door: en-suite WC and shower room with natural stone tiled floor and walls, 900x900mm shower cubicle with chrome monoblock control, modern square basin with chrome monoblock mixer tap and chrome soap dish and towel ring. Jabsco compact quiet flush 12volt toilet with chrome paper holder. Chrome heated towel rail, central light and shaver socket with 600x600 mirror. Ceiling finished in varnished TGV.

Exit aft cabin, through door up 5 steps: into light and airy wheelhouse with fitted folding breakfast table, completely surrounded by windows providing lots of light. The engine controls, switches, gauges and helm all set in a bespoke hardwood console. Double-glazed French windows open to the port side to allow ease of access when moored up. Varnished hardwood surfaces above electrical system cupboard and chart cupboard as well as new washing machine, tumble dryer and fridge freezer which are behind you when facing forward. Four double mains sockets and 1 comms port. Also in this area are a coffee maker, toaster and electric kettle for refreshments whilst cruising. A fisherman's style chart light overhangs the control console and chart table and a brushed steel porthole style wall lamp lights from behind. Two 2kg fire extinguishers and the battery master switch are readily accessible. Floor is covered by a hardwearing vinyl and visible access hatches open to allow access to machinery below.

Down five steps and through door immediately to port: airy master cabin with natural light from large Velux. Ahead, through bi-fold door: elegantly tiled en-suite WC / bathroom with full size 'P' shaped bath with clear glass shower screen with chrome fittings. Chrome shower control and mixer bath tap. Modern square basin with chrome monoblock mixer tap and chrome soap dish and towel ring. Jabsco compact quiet flush 12volt toilet with chrome paper holder. Chrome heated towel rail, 2 glass shelves, central light and shaver socket with 600x600 mirror lit by a brushed steel finished replica of a boat's 'nav light'. Ceiling finished in varnished TGV.

Exit into corridor: softly carpeted with fabric lined walls lit by two porthole styled brushed steel florescent lights.

To port through bi-fold door: beautifully tiled, conveniently located WC with Jabsco quiet flush 12v electric toilet and oval shaped basin. Chrome mono-block tap, heated towel rail and shaver socket, chrome paper holder, soap dish, toothbrush holder, towel ring and glass shelf. Natural light is borrowed through a large frost-glazed window leading into bathroom behind. 400X600mm mirror. Ceiling in
varnished TGV.

Ahead from corridor: large saloon with a light oak floor and decorative hardwood hanging lighting console. Sculpted hardwood surrounds with inbuilt lighting, giving the room a modern combination of up and down light and cosy, warm feel. The room's central focus is a the large multi-fuel stove on it's granite tiled hearth. Fitted to your right when facing the stove is a new 42” flat screen TV and DVD
entertainment system. Walls are lined in a neutral yet stylish hung fabric. Three double mains sockets and 1 comms port. A 2kg and one 1kg fire extinguisher (shared with galley) are accessible.

Up two steps to the raised open plan galley and dining area: large Velux window above throws natural light onto a bespoke fitted kitchen, with tiled walls and a tiled floor with eye-catching mosaics. Units are in a walnut finish with brushed steel handles and the worktop is in lightly coloured natural granite with deep ruby veins and a sandstone-like hue. Belfast sink with chrome mixer tap, a new built in gas hob and gas cooker, integrated fridge and dishwasher and a wine chiller compliment the galley along with handy extras including an electric toaster and espresso coffee maker as well as the luxury of a wall-mounted 19” flat-screen television. The worktop is lit by 8 super-bright LED spotlights; 3 double mains sockets.

The dining area has a custom shaped, softly upholstered seating area and chairs surrounding a hand-crafted hardwood leaf-drop table designed to suit up to 4 diners. The table is removable when extra space is required. Lighting is from above from 2 porthole style brush steel florescent 2D fittings. A 1kg fire extinguisher and fire blanket are within easy reach of the galley and dining area. The cupboard housing the combi-boiler is adjacent to the dining area. Through door: out onto covered bow area with non-slip aluminium floor which could accommodate chairs for outdoor relaxing.

Outside, she has been freshly painted in a blue / cream combination and sign-written with her name and motifs. Three ladders lead up to top deck, running the length of the boat and providing a massive outside living space.
